The villa holds 8 plus baby in 4 bedrooms comfortably. Ideal for two families

For the comfort and safety of all guests, smoking is strictly prohibited within the villa which is fitted with smoke detectors which are linked to our security company. However smoking is permitted in the pool area. Strictly no pets are allowed.

The villa is only 3 miles (10 minutes) from Walt Disney Animal Kingdom which makes it one of a few residential communities genuinely close to this Disney Park. Seaworld is 18 mins, Universal 25 minutes, Epcot 15 minutes, Cocoa Beach 1 hour 16 minutes.

Directions and keypad entry code will be sent to you 2-3 weeks before arrival.

The villa is fully equipped for all your likely holiday requirements. Bed linen, towels and pool towels are provided. A small initial supply of washing powder/dish washer powder/toilet rolls etc. are provided which you will have to top-up as required.

The pool can be heated (by agreement) for additional cost as indicated on the booking form. We would recommend pool heat from October through to May. The pool is heated to the maximum temperature allowed under Florida law (85 degrees).However the temperature is subject to prevailing weather conditions. The pool cover must be used to retain heat when the pool is not in use.

The villa is minutes from a 24 hour supermarket. The Premium Outlet Mall is only 10 minutes away and houses many designer label stores (including: Nike, Timberland, Adidas, Versace, Armani etc etc.). In addition there are a wide variety of stores and restaurants on Highway 192.

The house is professionally cleaned prior to your arrival and the pool and garden are tended to weekly.

Completing the on-line booking form is the most convenient way but you can also email/phone or write if you prefer.

We have access to similar quality housing within the area and will happily direct you to the owners.

Yes a 24/7 monitored security system is installed along with a smoke detection system. Although there is no gas in the villa a monitored carbon monoxide detector has been installed in the garage. This will become compulsory in all villas so we have proceeded with this to comply with future Florida State Law.

The villa has full air conditioning throughout each room and the two twin bed rooms have ceiling fans. Our management company will set the temperature before you arrive to ensure the villa is completely comfortable

We have only recently withdrawn our free BBQ. We provided this free on the understanding that guests clean the BBQ after use and replace gas for the next guest. Sadly this was not always done. However a BBQ can be hired from and paid to our Management Company at cost of $45 per week

Check out is by 10a.m.

If a late check-out is possible we would not be charging you. However we would not be able to know if it was possible to do so until at least 48 hours before the event.

We leave a good stock of wash clothes after each visit by members of our family but we cannot guarantee that there will be any on your arrival so please bring your own to be on the safe side. As of September 1st 2010 we will be no longer leave supplies. Cleaning products are not supplied but should any of our guests leave them they will be left in the villa by our maids.
